For Sale By Owner.

There are many factors to consider when buying or selling a home without professional representation, but the following are some of the most important things to keep in mind.
  • Pricing. What is the value of the home on todays market. Be aware any prices presented by agents includes commissions, does the property price reflect a reduction in that figure. Do not use the tax assessed value of the home as an accurate estimate of the homes value, the tax figure is not reflective of the homes value in the current market, no tax assessor has ever visted the home and done a detailed current market assessment.
  • Real Property Reports. This document is important, as it will show whether or not a residential property has any problems with regards to placement on its land. A real property report should reflect the current development on the land and must have a stamp of compliance from city hall.
  • Property Disclosure Statements. This is a document that allows the owner of a property to make any potential purchaser aware of any problems or special features of their property.
  • Title. With a homes legal description or even just an address you can walk into any registry and pull title to a property. As a buyer this will give you a chance to discover if there are any items of concern and as a seller it will allow you to clean up any false information prior to a sale.
  • Condominium documents. Wow, this is a big one. There is a tremendous amount of information that a buyer or seller needs to have before purchasing a condominium and without professional representation you may be missing something that could impact on future financial plans. Be careful.
  • Home inspections. As a home buyer it is a good idea to insist any offer be conditional to a home inspection. I view home inspections as an excellent way to avoid current and future potential problems, but also as a guide to the current health of a home. Know what you are buying and you should be happy.
  • Conditions. When purchasing a home, it is a good idea to make any offer conditional to financing, a home inspection, review of condo documents and a review of title to your satisfaction. If a condition cannot be met to your satisfaction, then you are free to reopen negotiations or even walk from the deal.
